A mortgage is a loan, typically from a bank, used to purchase the property. The property is used as collateral to secure the loan, and the borrower repays the lender over a period of time in a series of regular (usually monthly) repayments. The interest rate, type of mortgage (interest only, principal and interest which is also known as repayment), the number of years you borrow the money for (the term) and the loan to value (the proportion of the property that is mortgaged) will all impact the performance of your investment. Before you buy a property, run different scenarios changing these variables to see how they can impact the performance of an investment.
